Fall Creek Place - Award Winning New Urbanism (In-field)

Fall Creek Place is a unique public/private partnership that transformed a blighted area into a thriving and diverse neighborhood. Consisting of three hundred and sixty new single family homes and the restoration of fifty-eight existing homes, the project left intact the twenty-six block neighborhood’s existing grid system of streets and alleys. Learn how an innovative financing package allowed the neighborhood to achieve a mix of low/moderate income and market rate housing.

By attending this session, participants will

1. Understand the concepts of “New Urbanism” embodied in this and other sustainable neighborhood revitalization projects

2. Learn how HUD and city dollars were leveraged with private sector – tax increment financing, down payment assistance, below market rate loans, soft second mortgages, property tax abatements – to enable the project to succeed

3. Find how energy efficient housing can be designed to fit into the fabric of a historic neighborhood, meeting the design standards set by the National Trust for Historic Preservation
